Summer’s Over. The Cafecito Is On.

Let’s be honest about what the last two months looked like.

Deals stalled because the decision maker was on a yacht. LOIs sat unsigned because counsel was “traveling.” Your best prospect went dark in mid July and resurfaced last week with a tan and a vague promise to “circle back after Labor Day.” Somebody’s out-of-office said Lake Como. Somebody else’s said the Hamptons. Nobody’s said Allapattah.

That’s fine. It happens every year. But the tan is fading and the market does not care where you were.

Miami-Dade industrial does not take a summer off. Tenants still need space. Owners still get letters. Land still trades. The difference between the people who close in Q4 and the people who spend Q4 explaining themselves is who starts moving first in September.

So we’re starting where we always start. Coffee.

What it is

Cafecito Club is a standing morning mountly meetup for the people who actually build, finance, lease, and trade real estate in this market. Brokers, developers, lenders, architects, planners, city staff, students, and anybody who wants to be in that room.

There is no program. No panel. No badge with your name printed at 8 point type. No icebreaker.

You show up, you get a cafecito, you talk to people. Somebody tells you what they just leased. Somebody else tells you what fell apart and why. You leave knowing three things you did not know an hour ago. That’s the whole point of Cafecito Club.

The 9 AM-ish is not a typo. Show up at 9. Show up at 9:20. This is Miami.

Why September

The calendar year has four quarters and roughly two of them matter for getting things signed. You are entering one of them right now.

Everybody comes back from Labor Day with the same list: the deal that went quiet, the lease expiring in March they have not started on, the site they meant to underwrite in June. The list does not get shorter on its own. It gets shorter when you talk to the person who has the answer.

That person is probably going to be at Ludlow on the 11th.

Come early, stay as long as you want

Bring a colleague. Bring the associate who has never met anyone in this business outside of a Teams call. Bring the client who just got back from Europe and needs a reminder that the fourth quarter exists.

Thanks to the folks who make this thing happen: Büro, Top of Mind Public Relations, Vizzda, and the University of Miami MRED+U program.

See you on the 11th. Sleeves up.
