If you own a warehouse in Miami, you’ve probably been getting calls from brokers, investors, and every cousin-of-a-friend who “knows someone” looking to buy. The industrial market here has been red-hot for years, but selling isn’t as simple as naming a price and cashing out. There’s real strategy involved. Here’s what every owner should know before they hit the market.
1. Know Your Zoning (and What It Unlocks)
Zoning can have a massive impact on price. If your property allows for flex uses, vertical development, or lies within a TOD (Transit-Oriented Development) zone, it may be more valuable than you think; especially to developers or users with long-term visions. Don’t leave money on the table by assuming your buyer is only an industrial user.
2. Clean (or Dirty) Dirt
Environmental history matters. Buyers will ask for Phase I and Phase II Environmental Site Assessments. If you have old tanks on-site, a history of dry-cleaner tenants, or undocumented improvements, these could kill a deal or lower your price. Getting ahead of these issues shows professionalism and builds buyer trust.
3. PSF Isn’t Everything
Sure, price per square foot is the headline number. But savvy buyers look deeper. Clear height, dock-high loading doors, parking, secure yard and 3-phase power all affect value. A small building on a big lot with redevelopment potential may fetch more than a larger but obsolete warehouse.
4. Your Lease Can Make or Break the Sale
If your property is leased, your lease structure will heavily influence buyer interest. Long-term leases below market rent? That’s a problem. Short-term leases with weak tenants? Same deal. Buyers want clean, assignable leases or the opportunity to take the property vacant and bring rents to market. Review your lease terms carefully.
5. Off-Market ≠ Top Dollar
We get it, off-market sounds exclusive and sexy. But if your goal is to get the best price, broad exposure with the right positioning is key. A smart marketing campaign paired with broker relationships gets your deal in front of the right people. Quiet listings often leave money on the table.
